C. PROJECT PROPOSALS:

1Proposal in respect of “redevelopment plans of M/s HSD Service Station cum CNG Online filling station on Maa Anandmayee Marg, Near Kalkaji Temple, Okhla Industrial Area, Delhi for M/s Walia Service Centre”.
  1. The South-DMC forwarded (online) the proposal for consideration by the Commission.
  2. The Commission did not approve the Service Station cum CNG Online filling station (demolishing an old building (only a small portion of the old building)) at its meeting held on December 11, 2025; specific observations were given.
  3. The building plans proposal for Service Station cum CNG Online filling station (demolishing an old building while retaining only a small portion of the old building) received (online) at the formal stage was scrutinised, along with the previous observations of the Commission communicated vide DUAC observation letter no: OL-03122555028 dated 16.12.2025. Based on the submission made and previous observations given, the following observations are to be complied with:

a) Point-wise replies addressing the compliances with respect to the observations contained in DUAC observation letter no: OL-03122555028 dated 16.12.2025 are found missing in the current submission.

b) An inconsistency has been observed between the submitted plans and the 3D views. The EV charging station is shown closer to the spiral staircase in the 3D view; however, in the plan, it appears to be located at a distance from the same. It shall be ensured that all drawings, including plans, elevations, and sections, are duly correlated with the proposed 3D views to maintain consistency, and overall coherence in the submission.

c) To ensure smooth vehicular movement at the exit, it is suggested that the width of the exit be increased by proportionately reducing the width of the separator island. This modification would help prevent traffic congestion arising from the presence of utilities such as the EV charging station, air station etc.

d) A lot of vacant space is available on the prefabricated canopy above the dispensers. It is recommended to utilise this space by installing solar panels. The same shall be duly incorporated in the revised submission, including all relevant drawings and corresponding 3D views. The sustainability features shall be as per Point 7 of the CPAA (Criterion for Project Assessment and Approval), available on the DUAC website at www.duac.org.in.

e) The Work of public art of suitable scale, size and material, imparting character and identity to the complex shall ensure to be installed in terms of point nos. 14 of the CPAA (Criterion for Project Assessment and Approval) and Memorandum dated October 07, 2025 available on the DUAC website at www.duac.org.in. Any deviations in the artwork from the approved design must be submitted to the Commission for prior approval before the commencement of construction, to ensure compliance and facilitate final approval upon project completion.

f) All plumbing pipes, rainwater pipes, service equipment, water tanks, air-conditioning units, solar panels, etc., should be camouflaged appropriately (in terms of points nos. 10, 11, and 12 of the CPAA (Criterion for Project Assessment and Approval), as available on the DUAC website at www.duac.org.in.

  1. Overall, the proposal received at the formal stage lacks clarity, has inconsistencies, and needs improvement. The architect is advised to adhere to all the above observations and those furnished in DUAC observation letter no: OL-03122555028 dated 16.12.2025 and provide a point-by-point incorporation and response.

2Building plans proposal in respect of “Residence at plot no.4, Municipal No. 4378, Daryaganj.”
  1. The South-DMC forwarded (online) the proposal for consideration by the Commission.
  2. The Commission did not approve the residential building (comprising of B+S+G+3 floor) at its meeting held on December 11, 2025; specific observations were given.
  3. The building plans proposal for a residential building (comprising of B+ S + G+ 3 floors) received (online) at the formal stage was scrutinised, along with the compliances made to the previous observations of the Commission communicated vide DUAC observation letter no: OL-06122555029 dated 16.12.2025. Based on the submission made and compliances given, the following observations are to be complied with:

a) It is observed that structural details, including column locations, have been submitted for only one typical floor. Considering the large building footprint and the provision of basement and stilt levels, the structural arrangement for all floors is required, as it directly impacts functionality and the parking layout at the stilt level. It shall be ensured that complete structural drawings for all floors, particularly the stilt level, along with the detailed parking arrangement, are submitted to adequately demonstrate effective functioning.

b) The proposed screening mechanism is not appreciated by the Commission, as the space provided for accommodating the outdoor air-conditioning units appears to be inadequate both for installation and for routine maintenance. The screening mechanism shall be redesigned to ensure that sufficient space is provided for the placement of the outdoor units, along with proper accessibility for maintenance purposes. Alternate options to be provided for screening to effectively conceal the outdoor air-conditioning units as well as areas used for drying clothes, while maintaining adequate space for accessibility.

c) The design of the proposed jaali is not clearly illustrated in the submission. A detailed design of the jaali intended for screening purposes shall be provided in the revised submission. The same shall include an enlarged (blow-up) sectional detail of the jaali, materiality etc. to render the proposal complete and self-explanatory.

The architect is advised to adhere to all the above observations and those furnished in DUAC observation letter no: OL-06122555029 dated 16.12.2025 and provide a point-by-point incorporation and response.

3Building plans proposal for “additions and alterations in respect of 10240-10241 situated at Main Library Road, Behind Azad Market, Delhi – 110006”.
  1. The North-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The building plans proposal for additions and alterations (alteration to ground floor and proposed basement, first to third floor), received (through email) at the formal stage was scrutinized. Based on the submission made, the following observations are to be complied with:

a) The Commission observed that two options of the front façade has been submitted for the consideration of the Commission. Upon detailed examination, Option 1 for the façade is found to be appropriate by the Commission.

b) The site layout indicates a narrow 2.8 m wide road providing access to the rear side of the plot. As the entry to the proposed parking within the plot is from the rear edge, the arrangement appears to be difficult and inefficient in view of the limited width. The parking scheme shall be reworked to ensure that the overall mechanism including turning radius, site entry and exit, and parking provisions at surface and basement levels (including stack parking and vehicular circulation) is functional and workable. The same shall be substantiated with detailed dimensions to clearly demonstrate its feasibility.

c) The structural details, columns are missing in the submission. Since additions/alterations are made to an existing structure and the building footprint has a large span while housing a basement, structural arrangement is important as it impacts functionality and façade design. It shall be ensured that a complete structural arrangement is provided   for all floors, along with the parking arrangement especially in the basement.

d) The Work of public art of suitable scale, size and material, imparting character and identity to the complex shall ensure to be installed in terms of point nos. 14 of the CPAA (Criterion for Project Assessment and Approval) and Memorandum dated October 07, 2025 available on the DUAC website at www.duac.org.in. Any deviations in the artwork from the approved design must be submitted to the Commission for prior approval before the commencement of construction, to ensure compliance and facilitate final approval upon project completion.

e) The installation of clear-story solar panels on a well-designed structural frame, integrated with the building design, is suggested to ensure the effective utilisation of the space beneath, subject to feasibility as per building bye-laws. This placement also facilitates easy maintenance, reduces heat load through increased shading, and improves aesthetics. The sustainability features shall be as per Point 7 of the CPAA (Criterion for Project Assessment and Approval), available on the DUAC website at www.duac.org.in.

f) All plumbing pipes, rainwater pipes, service equipment, DG Set, DG exhaust pipes, water tanks, air-conditioning units, solar panels, etc., should be camouflaged appropriately (in terms of points nos. 10, 11, and 12 of the CPAA (Criterion for Project Assessment and Approval), as available on the DUAC website at www.duac.org.in.

4Building plans proposal for “additions and alterations in respect of 4435-4436/7, portion - 2, situated at Ansari Road, Daryaganj.”
  1.  The South-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The Commission did not approve the building plan proposal for additions and alterations at its meetings held on July 24, 2025, August 28, 2025, December 24, 2025 and February 5, 2026; specific observations were made.
  3. The building plans proposal for additions and alterations (existing development comprises basement + ground +2 floors, proposed additions of a lift on all floors, and a third floor is proposed) received (through email) at the formal stage was scrutinised along with the replies submitted to the previous observations of the Commission communicated vide DUAC observation letter no: OL-29012655143 dated 12.02.2026. Based on the submission made, including drawings, documentations, photographs, and the replies submitted, the following observations are to be complied with:

a) The Commission noted that when evaluating the case for additions or alterations, it did not take into account the existing built construction at the site. This relates only to the proposal for additions and alterations.

b) From the submission made by the Architect, it is observed that the proposal involves minor additions at the basement, ground, first, and second floors, including provision of a lift, along with a proposed third floor above. However, the submitted 3D views also indicate a comprehensive upgradation of the external façade.

c) All parking provisions shall adhere to all the applicable norms/guidelines/regulations, etc.

d) The Sustainability features shall be as per point 7 of the CPAA (Criterion for Project Assessment and Approval), as available on the DUAC website at www.duac.org.in.

e) All plumbing pipes, rainwater pipes, service equipment, water tanks, air-conditioning units, solar panels, etc., should be camouflaged appropriately (in terms of points nos. 10, 11, and 12 of the CPAA (Criterion for Project Assessment and Approval), as available on the DUAC website at www.duac.org.in.

5Completion plan proposal in respect of “plot no. 480 to 484, Staff Quarters for CBI at Maidan Garhi”.
  1. The South-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The Commission approved the Staff Quarters for CBI at its meeting held on May 8, 2019.
  3. The proposal for NOC for completion received (through email) at the completion stage was scrutinised and a detailed discussion was held with the architect who provided clarifications to the queries of the Commission. Based on the submission made, including drawings, documentations, photographs, discussion held, and email dated 26.02.2026, the proposal for the NOC for completion is found to be accepted.

6Building plans proposal for “additions and alterations in respect of property no. 2940, situated at Hamilton Road, Mori Gate”.
  1. The North-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The Commission did not approve the building plan proposal for additions and alterations at its meeting held on February 5, 2026; specific observations were made.
  3. The building plans proposal for additions and alterations received (through email) at the formal stage was scrutinised along with the replies submitted to the previous observations of the Commission communicated vide DUAC observation letter no: OL-29012623186 dated 12.02.2026. Based on the submission made, including drawings, documentations, photographs and the replies submitted, the following observations are to be complied with:

a) The Commission noted that when evaluating the case for additions or alterations, it did not take into account the existing built construction at the site. This relates only to the proposal for additions and alterations.

b) From the submission made by the Architect, it is observed that the proposal involves minor additions/alterations at the ground floor and the construction of a new basement, first, second, and third floors above. However, the submitted 3D views also indicate a comprehensive upgradation of the external façade.

c) The design proposal also incorporates provisions for double stack parking arrangements to meet the necessary parking requirements, which shall be examined during the proposal's completion stage. All parking arrangements adhere to the relevant rules, regulations, guidelines, and other applicable requirements.

d) The Sustainability features shall be as per point 7 of the CPAA (Criterion for Project Assessment and Approval), as available on the DUAC website at www.duac.org.in.

7Completion plans proposal (part) in respect of “Jaipur Golden Charitable Clinical Laboratory 2 Institutional Area, Sector-3, Rohini”.
  1. The North-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The Commission had earlier approved the proposal (Block I: 2 storeyed, Block II and III: 3 storeyed, Block IV: 4 Storeyed) at its meeting held on February 15, 1987 and considered and returned the NOC for Completion plans proposal (Block I: 3 Storeyed, BLOCK II and III: 4 Storeyed, Block IV was not constructed) at its meeting held on October 4, 1991.
  3. The Commission approved the addition and alterations proposal (block IV and residential nurse hostel) at its meeting held on February 11, 1997.
  4. Subsequently, the Commission approved the proposal for revised additions and alterations (Existing: Block IV, Block I: demolition and reconstruction of 4B+G+8, proposed MLCP: 4B+G+3 Floors, Block V: B+G+3 Existing + 2 floors proposed) at its meeting held on December 28, 2017.
  5. The Commission accepted the NOC for completion plans proposal (Part-Block 4 (fourth and fifth floor) at its meeting held on January 15, 2026; specific observations were given.
  6. The proposal for NOC for completion (Part-Block-5) received (through email) at the completion stage was scrutinised. Based on the submission made, including drawings, documentations, and photographs, the proposal for the NOC for completion (Part-Block-5) is found to be accepted.

8Building plans proposal for additions and alterations in respect of “Madhukar Rainbow Hospital at Plot no. 5, FC-29, Geetanjali, New Delhi”.
  1. The South-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The Commission did not approve the Layout and the Building plan proposal at its meeting held on October 20, 2000. However, the building plan proposal (2B+G+5 Floors) was constructed on the site, by the proponent, on the basis of approvals given by the MCD. Later, the Commission accepted the proposal for NOC for Completion at its meeting held on August 12, 2015, specific observations were given.
  3. The Commission did not approve the proposal for additions and alterations (addition of three (03) floors over the existing (2B+G+5 floors) at its meeting held on December 22, 2022.
  4. The Commission did not approve the proposal for additions and alterations (addition of three (03) floors (6th, 7th, & 8th floor) over the existing (2B+G+5 floors) at its meeting held on November 13, 2025; specific observations were given.
  5. The building plan proposal for additions and alterations (addition of three (03) floors (6th, 7th, & 8th floor) over the existing (2B+G+5 floors) received (through email) at the formal stage was scrutinised along with the replies submitted to the previous observations of the Commission communicated vide DUAC observation letter no: OL-17122255080 dated 24.11.2025. Based on the replies submitted, submission made and previous observations given, the following observations are to be complied with:

a) The Commission noted that when evaluating the case for additions or alterations, it did not take into account the existing built construction at the site. This relates only to the proposal for additions and alterations.

b) The design proposal also incorporates provisions for triple stack parking arrangements to meet the necessary parking requirements, which shall be examined during the proposal's completion stage. All parking arrangements adhere to the relevant rules, regulations, guidelines, and other applicable requirements.

c) The installation of clear-story solar panels on a well-designed structural frame, integrated with the building design, is suggested to ensure the effective utilisation of the space beneath, subject to feasibility as per building bye-laws. This placement also facilitates easy maintenance, reduces heat load through increased shading, and improves aesthetics. 9Building plans proposal in respect of reconstruction of “Proposed Sr. Secondary School for Delhi Public School at 130, Mathura Road, Sunder Nagar, New Delhi”.
  1. The South-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The layout plan of the school was approved on August 11, 1995, followed by the approval of the building plan on May 26, 1997. The Commission accepted the NOC for the completion of the Nursery Block on April 23, 2002. However, the Commission did not approve the concept of the revised building plan proposal (demolition and reconstruction) in its meetings held on May 22, 2025, and June 12, 2025, and specific observations were provided.
  3. The Commission accepted the concept of the proposal received at conceptual stage at its meeting held on July 10, 2025; specific observations were given.
  4.  The building plans proposal for Senior Secondary School for Delhi Public School (received (through email) at the formal stage was scrutinised along with the replies submitted to the previous observations of the Commission communicated vide DUAC observation letter no: OL-05072527036 dated 16.07.2025. Based on the submission made, including drawings, documentations, photographs and the replies submitted, the following observations are to be complied with:

a) All parking provisions shall adhere to all the applicable norms/guidelines/regulations, etc.

b) The Work of public art of suitable scale, size and material, imparting character and identity to the complex shall ensure to be installed in terms of point nos. 14 of the CPAA (Criterion for Project Assessment and Approval) and Memorandum dated October 07, 2025 available on the DUAC website at www.duac.org.in. 10Building plans proposal for additions and alterations in respect of Construction of Motel on Khasra no. 162,163, 164 & 165 at Sultanpur, M.G. Road, New Delhi - 110030
  1. The South-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The Commission did not approve the proposal for additions and alterations at its meeting held on January 29, 2026; specific observations were made.
  3. The building plans proposal for additions and alterations received (through email) at formal stage was scrutinised, along with the previous observations of the Commission communicated vide DUAC observation letter no: OL-21012655140 dated 03.02.2026. Based on the submission made, including drawings and photographs, etc., the following observations are to be complied with:

a) No previous record of approvals(formal/completion) taken from the Commission has       been   found in the available record of the Commission.

b) The project description submitted by the architect mentions,

“….3. We also certified that we are making no changes in existing elevation, outer court yard, parking area and boundary wall.

4. We are only converting banquet into shops on ground floor…”

11Building plans proposal for additions and alteration in respect of “Plot no. III/1694 (Old) and 3631-3632(New) situated at Mori Gate”.
  1. The North-DMC forwarded (through email) the proposal for consideration by the Commission.
  2. The Commission approved the demolition & reconstruction of the building plans proposal at its meeting held on January 9, 2013. And did not approve the building plans proposal for additions and alterations at its meeting held on February 12, 2026; specific observations were given.
  3. The building plans proposal for additions and alterations (additions/alterations on existing ground floor, a proposed basement, first, second, and a third floor above) received (through email) at the formal stage was scrutinised along with the replies submitted to the previous observations of the Commission communicated vide DUAC observation letter no: OL-30111223056 dated 17.02.2026. Based on the replies submitted and the submission made, including drawings and photographs, etc., the following observations are to be complied with:

a) The Commission noted that when evaluating the case for additions or alterations, it did not take into account the existing built construction at the site. This relates only to the proposal for additions and alterations.

b) It has been observed that the submission has been resubmitted with partial addressing of previous observations outlined in DUAC letter no. 30111223056 dated 17.02.2026, and thus, are being reinstated under:

“..(c ) As the property is located within a densely built and congested neighbourhood, it is essential to comprehensively understand the surrounding context to appropriately assess the site setting and its implications on the proposal. To provide a broader site context, the 3D views shall be superimposed with the site’s surroundings, reflecting the existing environment and showcasing neighbouring building typologies, street patterns, access routes, and overall built character…”

The 3D views shall be submitted with the surrounding site context integrated and not presented in isolation.

c) Discrepancy observed in the submission; the proposed 3D views do not correspond with the submitted drawings. The windows are depicted as recessed within a box-like projection in the 3D views; however, this architectural feature is not reflected in the submitted plans, thus creating a mismatch. Since the submission at formal stage, it shall be ensured that all 3D views are correlated with the corresponding plans, elevations, and sections to maintain coherence in the submission.

d) The Work of public art of suitable scale, size and material, imparting character and identity to the complex shall ensure to be installed in terms of point nos. 14 of the CPAA (Criterion for Project Assessment and Approval) and Memorandum dated October 07, 2025 available on the DUAC website at www.duac.org.in. Any deviations in the artwork from the approved design must be submitted to the Commission for prior approval before the commencement of construction, to ensure compliance and facilitate final approval upon project completion.

12Proposal for Regularisation of Commercial building at plot no. B-2, 3, 4, Wazirpur District Centre, NSP Pitampura, New Delhi.
  1. The DDA forwarded (through email) the proposal for consideration by the Commission.
  2. The Commission approved the building plans proposal for Shopping-cum-Office Complex at its meeting held on October 17, 2005 and accepted the NOC for completion plans proposal Commercial complex at its meeting held on January 28, 2009.
  3. The proposal for Regularisation of Commercial building at plot no. B-2, 3, 4, Wazirpur District Centre, NSP Pitampura received (through email) was scrutinized, and a detailed discussion was held with the architect (online) on Cisco Webex meetings, during which clarifications were provided to the Commission’s queries. Based on the submission made, including drawings, documentations, and photographs, etc., and the discussion held, the following observations are to be complied with:

a) The Commission noted that the proposal pertaining to the commercial building was approved in its meeting held on 17 October 2005 and that NOC for Completion was granted in its meeting held on 28 January 2009. However, the reason for resubmission has not been clearly elucidated by the Architect in the project report, which appears to be missing from the submission. The project report shall clearly and comprehensively specify the areas needs consideration by the Commission. Further, the proposed changes shall be clearly detailed in the project report to clearly establish the extent and nature of the deviations.

  2. The Commission approved the building plans proposal for Commercial Complex at its meeting held on October 13, 2006 and accepted the NOC for completion plans proposal Commercial building at its meeting held on March 4, 2009.
  3. The proposal for Regularisation of Commercial building at plot no. D-1,2,3 Wazirpur District Centre, NSP Pitampura received (through email) was scrutinized, and a detailed discussion was held with the architect (online) on Cisco Webex meetings, during which clarifications were provided to the Commission’s queries. Based on the submission made, including drawings, documentations, and photographs, etc, and the discussion held, the following observations are to be complied with:

a) The Commission noted that the proposal pertaining to the commercial building was approved in its meeting held on October 13, 2006 and that NOC for Completion was granted in its meeting held on March 4, 2009. However, the reason for resubmission has not been clearly elucidated by the Architect in the project report, which appears to be missing from the submission. The project report shall clearly and comprehensively specify the areas needs consideration by the Commission. Further, the proposed changes shall be clearly detailed in the project report to clearly establish the extent and nature of the deviations.

b) In addition to the above, the submission was found to be incomplete, as the project report, DUAC proforma, superimposed drawings, terrace and basement photographs, and details of the work of art have not been provided.   3. The building plans proposal (for proposed commercial development with 4 basements + G + 6 floors) received (through email) at the formal stage was scrutinised. Based on the submission made including drawings, documentations etc., the following observations are to be complied with:

a) The design proposal also incorporates provisions for a double stack parking arrangements to meet the necessary parking requirements, which shall be examined during the proposal's completion stage. All parking arrangements adhere to the relevant rules, regulations, guidelines, and other applicable requirements.

b) The Work of public art of suitable scale, size and material, imparting character and identity to the complex shall ensure to be installed in terms of point nos. 14 of the CPAA (Criterion for Project Assessment and Approval) and Memorandum dated October 07, 2025 available on the DUAC website at www.duac.org.in. Any deviations in the artwork from the approved design must be submitted to the Commission for prior approval before the commencement of construction, to ensure compliance and facilitate final approval upon project completion.

c) The installation of clear-story solar panels on a well-designed structural frame, integrated with the building design, is suggested to ensure the effective utilisation of the space beneath, subject to feasibility as per building bye-laws. This placement also facilitates easy maintenance, reduces heat load through increased shading, and improves aesthetics. The sustainability features shall be as per Point 7 of the CPAA (Criterion for Project Assessment and Approval), available on the DUAC website at www.duac.org.in.

d) All plumbing pipes, rainwater pipes, service equipment, DG Set, DG exhaust pipes, water tanks, air-conditioning units, solar panels, etc., should be camouflaged appropriately (in terms of points nos. 10, 11, and 12 of the CPAA (Criterion for Project Assessment and Approval), as available on the DUAC website at www.duac.org.in.

The Architect shall ensure its execution at site, and compliance in this regard shall be verified at the time of consideration of the proposal for NOC for Completion.

b) The sustainability features shall be as per Point 7 of the CPAA (Criterion for Project Assessment and Approval), available on the DUAC website at www.duac.org.in.

c) The Work of public art of suitable scale, size and material, imparting character and identity to the complex shall ensure to be installed in terms of point nos. 14 of the CPAA (Criterion for Project Assessment and Approval) and Memorandum dated October 07, 2025 available on the DUAC website at www.duac.org.in.   1. The NDMC forwarded (through email/online) the proposal for consideration by the Commission.
  2. The Commission approved the demolition and reconstruction for residential building at its meeting held on May 22, 2020.     
  3. The proposal for NOC for completion (residence in respect of 5 Jantar Mantar Road) received (through email/online) at the completion stage was scrutinised and a detailed discussion was held with the architect (online) on Cisco Webex meetings, during which clarifications were provided to the Commission’s queries. Based on the submission made, including drawings, documentations, and photographs, etc, and the discussion held, the following observations are to be complied with:

a) The Commission observed that the proposal is for the NOC for Completion but cropped photographs of the built structure have been provided which do not show the actual position at the site. The proposal being at the Completion stage needs to provide uncut/clear photographs for which completion has been applied to substantiate an actual work executed at site including boundary wall, gate, parking, landscape, elevational façade, and screening of services etc.
b) Based on the submitted site photographs, it appears that construction work is still ongoing, particularly at the terrace level and in the vicinity of the boundary wall/gate. It shall be ensured that all construction activities are fully completed at the site including façade treatment, railings, doors and windows, internal roads, boundary wall, gate, and guard house to ensure a complete submission at the stage of NOC for completion.
c) Superimposed drawings showing approved vs as built are missing in the submission. Approval received from DUAC (at the formal stage) shall be superimposed on the plans/elevations/sections etc., over actual built structure on the site, existing & proposed changes done in the design from the approval (by DUAC) in a different colour, to understand the extents of deviations made internally as well as external changes made with respect to the sanctioned plan, if any.
d) For a better understanding of the proposal, all sides photographs i.e. ‘Before (submitted 3d views at the time of DUAC formal approval) and After (current actual built construction)’ of the constructed building blocks to be provided.
e) Details of email ID of architect and owner are found to be missing in the submission which are required for communication and documentation. It shall be ensured to provide all contact details including phone number and email of the architect and owner to ensure complete documentation. 

  1. Overall, an incomplete submission along with discrepancies has been received at the Completion stage for the consideration of the Commission. The architect is advised to adhere to all the above and furnish a point-by-point incorporation and response.

However, the Commission did not accept the concept of the building proposal for adding an Activity Block at its meetings on March 13, 2025, May 15, 2025 and June 26, 2025; specific observations were made.
  3. The Commission did not approve the building plans proposal for addition of an Activity Block at its meeting held on January 29, 2026; specific observations were given.
  4. The building plans proposal for (Activity Block G+03 floors) received (online) at the formal stage was scrutinised, along with the replies submitted to the previous observations of the Commission communicated vide DUAC letter no: OL-21012655139 dated 03.02.2026. Based on the submission made, including drawings, documentations, photographs, and the replies submitted, the following observations are to be complied with:

a) The Commission noted that when evaluating the case for additions or alterations, it did not take into account the existing built construction at the site. This relates only to the proposal for additions and alterations.

b) All parking provisions shall adhere to all the applicable norms/guidelines/regulations, etc.

c) It is assumed that the work of art shown in the submission is for illustrative purposes only and thus the final work of art needs to be pre-approved from the Commission.

d) The Work of public art of suitable scale, size and material, imparting character and identity to the complex shall ensure to be installed in terms of point nos. 14 of the CPAA (Criterion for Project Assessment and Approval) and Memorandum dated October 07, 2025 available on the DUAC website at www.duac.org.in.
